Breaking Lender Update: October 2026 Revisions

Following the RBI's policy repo hike to 5.50%, India's largest public sector banks—State Bank of India (SBI), Punjab National Bank (PNB), Bank of Baroda (BoB), and Indian Bank—have updated their lending benchmarks:

  • 🏦 SBI EBLR: Revised to 8.75%–9.15% (effective reset date: 1st of next month).
  • 🏦 PNB RLLR: Revised to 8.80%–9.25% for eligible retail borrowers.
  • 🏦 Bank of Baroda BRLLR: Raised to 8.75%–9.40% based on CIBIL risk tiers.
  • 🏦 Indian Bank IB-EBLR: Adjusted upward to 8.70%–9.10%.

It did not take long. Within 48 hours of RBI Governor's announcement raising the policy repo rate by 25 basis points to 5.50%, the country's premier public sector lenders unleashed a synchronized wave of interest rate revisions. From Punjab National Bank and Bank of Baroda to Indian Bank and the State Bank of India, millions of retail home and MSME loan accounts are recalculating their amortizations upward.

1. The Domino Effect: Public Sector Banks Pull the Trigger

While retail borrowers often perceive public sector banks as more benevolent than private corporate lenders, the mathematical reality of modern monetary policy is unyielding. Under the Reserve Bank of India's October 2019 regulatory circular, scheduled commercial banks are legally mandated to pass repo rate changes through to External Benchmark Lending Rate (EBLR) products without discretionary delays.

Because public sector banks hold over 62% of India's ₹28 lakh crore retail mortgage market, this coordinated rate revision touches the monthly household budgets of over 18 million middle-class families.

2. Bank-by-Bank Lending Rate Matrix (SBI, PNB, BoB, Indian Bank)

Here is how India's four flagship public sector institutions have repriced their benchmark retail mortgage suites:

Bank Name Benchmark Name Revised Benchmark Rate CIBIL 750+ Home Loan Range Reset Cycle
State Bank of India (SBI) EBLR 8.75% 8.75% – 9.15% Monthly (1st of month)
Punjab National Bank (PNB) RLLR 9.00% 8.80% – 9.25% Quarterly reset
Bank of Baroda (BoB) BRLLR 8.75% 8.75% – 9.40% Monthly (1st of month)
Indian Bank IB-EBLR 8.70% 8.70% – 9.10% Monthly reset

3. EBLR vs. RLLR vs. MCLR: Who Gets Hit First?

The speed at which your monthly budget feels this rate hike depends entirely on the acronym printed on your original loan agreement:

EBLR & RLLR (Loans Post-Oct 2019)

Instant Transmission: Your rate rises by exactly 0.25% on your immediate monthly reset date. You face immediate higher EMIs or tenure extensions within 30 days.

1-Year MCLR (Loans 2016–2019)

Lagged Transmission: MCLR loans only reset once every 12 months. If your annual reset date is in May, your interest rate remains frozen at its old level until May 2027.

4. Real-World EMI Spikes on ₹35L and ₹70L Loans

Let us calculate the rupee-for-rupee monetary impact of PNB, BoB, and SBI's +0.25% increase across typical Indian loan sizes over a 20-year term:

  • ₹35 Lakh Loan (SBI EBLR 8.50% → 8.75%): Old EMI = ₹30,374/mo → New EMI = ₹30,930/mo (+₹556/mo hike | Total extra interest: ₹1,33,440).
  • ₹50 Lakh Loan (BoB BRLLR 8.50% → 8.75%): Old EMI = ₹43,391/mo → New EMI = ₹44,186/mo (+₹795/mo hike | Total extra interest: ₹1,90,800).
  • ₹70 Lakh Loan (PNB RLLR 8.65% → 8.90%): Old EMI = ₹61,408/mo → New EMI = ₹62,519/mo (+₹1,111/mo hike | Total extra interest: ₹2,66,640).

5. How to Check If Your Bank Quietly Widened Its Spread

Under RBI regulations, banks cannot alter their benchmark mark-up spread unless your personal credit risk profile has materially degraded (e.g., your CIBIL score crashed below 650).

Yet, thousands of borrowers notice their rate increased by 0.50% or 0.65% instead of the official 0.25% repo hike. How? Lenders often silently reclassify borrower risk bands during annual audits. Download your latest interest statement from your bank's net banking portal and verify that the "Spread Over Benchmark" has not been arbitrarily increased without written notice.

6. Immediate Countermeasures for PSU Bank Borrowers

  1. Refuse the Silent Tenure Expansion: PSU banks like SBI and PNB are famous for automatically extending loan tenures up to age 70. Instruct them via net banking to increase your monthly EMI rather than stretching your loan by 14 to 18 months.
  2. Activate Overdraft Linkage: If banking with SBI or Bank of Baroda, ask your loan officer to convert your standard term loan into SBI MaxGain or Baroda Home Loan Advantage to park surplus salary and cut daily interest compounding.
  3. Apply the Monthly Prepayment Shield: An extra ₹500 to ₹1,200 paid directly toward principal every month completely neutralizes the PSU bank rate hike.
